How does Pillar Properties qualify as a REIT?

Currently, Pillar Properties is a real estate investment company on the path to becoming a Real Estate Investment Trust (REIT); qualification is a key strategic objective, not a current status. To achieve this goal, the company is actively working to meet a comprehensive set of requirements under the U.S. Internal Revenue Code. These rigorous tests include, but are not limited to:  

  • Asset Tests: At least 75% of the company's total assets must be invested in real estate assets, cash, or government securities.  

  • Income Tests: At least 75% of the company's gross income must be derived from real estate-related sources like rent or mortgage interest.  

  • Ownership Tests: After its first year as a REIT, the company must have a minimum of 100 shareholders.  

  • Distribution Mandate: The company must distribute at least 90% of its annual taxable income to shareholders in the form of dividends.  

Every asset we acquire and every operational decision we make is guided by the goal of satisfying these standards to ultimately qualify as a REIT and deliver long-term value to our shareholders.
